Whitgift Shopping Centre, Croydon

Whitgift Shopping Centre, Croydon GR3 Commercial were invited to attend The Whitgift Shopping Centre in Croydon, which is one of the largest shopping centres in the UK, our brief was to undertake an investigative survey to the large expanses of atria located above the shopping centre, the overhead glazing had consistently leaked and allowed water into the shopping area below despite the best efforts of others over a ten year period. GR3 Commercial deployed a specialist high-level difficult access team who were able to conduct a full water test to the entire roof glazing, framework and flashings.

The survey works included the removal of the external caps and pressure plates and associated weather flashings, which allowed us to inspect the internal bar work and drainage systems. Upon completion we were able to submit to the centre management team a full bound detailed written and photographic report which listed all the identified defects from the survey and recommended the remedial options required to repair all the faults and return the structure to its original watertight condition.

We were fortunate enough to be awarded the contract for completing the remedial works required. We then submitted for client approval within our pre-start construction plan detailed method statements and risk assessments to cover all high level operations and maintenance works. Upon approval we repaired a sample area of the overhead glazing that had previously leaked for inspection by the client, and conducted a successful water test with them in attendance, we then rolled out the service to include all defective glazing over a 22 - week program with some of the works being completed out of hours to ensure protection to the shopping public below.

Upon completion we presented three bound copies of our operations and maintenance manual, complete with guidance for future maintenance and cleaning works, copies of all supplier guarantees, certificates of conformity for all products used and a 60 - month warranty to guarantee our works and the integrity of the overhead glazing.
