Large Scale Refurbishment Works
This office complex in Central London, underwent a complete renovation and large scale refurbishment works to the external fenestration by our CBR Division. The project was wide-ranging and took a number of months, requiring considerable labour. We arranged for all the necessary temporary structure licences and permits required for such an extensive development.

GR3 Commercial undertook a complete glazing overhaul including the stripping out and replacement of a lantern rooflight, installed a new glazed entrance canopy, replaced all double glazed units and all defective spandrel panels. The building saw major refurbishment works on all windows and doors throughout, which incorporated repairs to existing sub-frames, easing and adjusting all fire doors and metal crittal windows, replacing any doorsets or windows where necessary.

In addition to the extensive glazing works, GR3 Commercial also undertook a complete external building upgrade which comprised of numerous services, including the following:

Major roofing works; which included asphalt repairs, repairs and new coverings encapsulating parapets to flat roofs and the application of a solar reflective coating to all roofed areas.
Water services pipework; which included stripping the existing main pipe housing and insulation and installed plant support systems and fitting of new cladding.
Metalwork; new edge protection and gantry was installed over pipework and steel staircases were replaced.
Pigeon deterrents; All guano was cleaned from all roofs, plant, parapets, handrails and like and pigeon deterrents were supplied and fitted.
Rainwater goods; All internal rainwater pipes were cleaned, cleared and rod through, a new liner system was fitted and existing rainwater goods and above ground drainage was overhauled.
Brickwork, masonry and concrete repairs; included brickwork repairs, parapet walls were rebuilt. Extensive concrete repairs were carried out, which included the installation of sacrificial anodes.
Rendering works and external decorations were carried out on the entire building.
Lead works were carried out, as were granite and mosaic repairs, works completed on the lightning conductor, new lighting and signage was installed.

The result has meant the building now has an as new appearance, along with low maintenance and enhanced performance from the glazing, cladding and associated building upgrades.
